Using social media as a real estate agent comes as a part of the job given the sheer number of potential sellers and buyers who scroll on Facebook, Instagram, TikTok, LinkedIn, and Twitter daily. Think of the millions of people who could see your content and share your listings! 

Social media, unfortunately, is a double-edged sword. Some buyers and sellers love the connectivity it gives them and their property, while others find it a little cold and prevents deep connections to be made with real estate agents and the properties they are handling.

The “Dos” of Social Media 

Social media can be such a positive tool to use in the real estate industry. When used correctly, it can be a great way to open a dialogue, share advice, and forge an ongoing relationship with buyers, sellers, and renters. It can also help with your networking with other real estate professionals and help you become a valued expert in your field through your regular posting of critical content. 

Promote the Towns Not Just the Property 

While it may be tempting to post beautiful images of the properties you are selling, remember to promote not just that singular property but the positives of the town/city in which that property is located. 

Educate Buyers and Sellers 

As a trusted real estate agent, you have experience and insider knowledge of how the real estate world works. Make sure some of your content is educating your sellers or buyers on things such as repairs that they should make prior to selling, how to make an offer, and what’s included in a home inspection. All of this is new to many buyers and sellers and they will appreciate your content. 

Use Video 

Viewers have become very accustomed to being able to view homes and properties with video rather than just images. Be sure you are using video to help you show the major positives of your listings. 

Don’t just use video for listings but by introducing yourself and sharing your knowledge and expertise in short clips posted to your favorite channels and stories. 

Respond to Negative & Positive Feedback 

One of the things that many professionals forget to do on social media is to follow up to comments, both the good and the ugly. Your response will not only tell the person commenting what type of professional you are but the others following along in the comment section. Always respond calmly and cordially to all comments and show your willingness to make things right.

Social media can be a great place to build followers, but it can also be a place where things go horribly wrong. Here are a few things you should avoid when posting on social media. 

Don’t Use Unprofessional Photos 

It may be tempting to post a sneak peek of a property that has yet to be staged, cleaned, and professionally photographed, but don’t do it. 

A photographer can use the proper lighting and lens to get the best possible shot of the property and all of its indoor spaces. Your smartphone images may dissuade buyers from even taking a look. 

Don’t Be Overly Promotional 

Every post should not be of your latest listing. It should also not be spotlighting yourself and your prowess. 

Be sure that you are including helpful content that is of value to your readers and followers not just promoting yourself.
